As a result of the substantial influx of foreign investment in the Australian property market, it is no surprise that property stylists are now considering the Asian purchaser more than ever before.
The ABC reports that global investment bank Credit Suisse predicts that Chinese buyers will invest over $44 billion into the Australian market within the next seven years. Unsurprisingly, Coco Republic Property Styling has experienced an increase in enquiries from agents looking to style properties to specifically appeal to Asian buyers.
Contrary to popular belief, Senior Property Stylist Jenny Conroy tells me that, “When we receive such a brief, we aren’t looking to incorporate Asian or oriental style furniture into our interior scheme. In our experience, the Asian buyer wants to invest not just in our real estate market but also in the Australian lifestyle. This is reflected in the aesthetic they are drawn to when looking at property.”
She continues, “When styling for the Asian market, we look at creating high end, inspirational interiors with quality furnishings and the Coco Republic collection is the perfect fit.”
Jenny opts for natural textures and neutral colours accented by pops of colour such as red or mustard tones. Luxurious finishes such as gold and mirror also offer an aesthetic that Asian buyers are attracted to, blended with relaxed Australian style. The Sinclair, San Fran Deco and Gramercy from Coco Republic are a few collections that enhance this look.
On Feng Shui, Jenny says, “It does play a part in the sale of some properties, especially if it is situated in a community with a large Asian population. Older generations particularly are strong believers in the principles of Feng Shui as they feel it has a direct influence on their health, happiness and prosperity. As such, we have on occasion styled properties in adherence to a detailed report from a Feng Shui master to ensure that there are no elements of the property that go against the fundamental principles of this ancient Chinese practice .”
When presenting a property for sale, agents, private vendors and developers are all now feeling a greater need to consider the Asian purchaser profile, not only when presenting properties for sale but also at the design and concept stage of a project.
